Dude, with some newer condos of similar square footage, amenities, and location selling near $40 million, even at the original ask, by Manhattan standards, this one really is a crazy good bargain. Seriously! By standards anywhere else in the country, it's just crazy. Period.

And yeah even for apartments selling in the $1-3million range, the monthly maintenance or commons fees are in the $2k-$3k range. Maybe a wee bit less if it's not a doorman building. crazy

Right off "The Museum Mile" Entrance to Central Park West
(the 79th St Traverse, Strawberry Fields, Central Park Lake & The Rambles)
around the corner from The Museum of Natural History/Hayden Planetarium
across the park from The Metropolitan Museum of Art, & Delacorte Theatre.

NOT BAD! ...even for a 100+ y.o. (Edwardian Style) building.
If it's been reasonably well maintained.. it's a steal & then some!

I don't know, I bet the couples on House Hunters would say things like, "needs some upgrades". "Looks kinda dated". "Wood paneling, will just have to go" laugh

The entry for the down is a joke, actually. Buyers who can play in that zone are paying cash. Besides, aside from commercial loans, no one is handing out mortgages for that kind of money.

Still going into the kitchen in the middle of the night instead of the bathroom and during the daylight hours, going into the bathroom instead of the bedroom.

I can't tell you how many times, I've tried unlocking my front door before I realize I'm trying to break in my next door neighbor's door. mad Recently fixed that by having a name plate made which sticks to the outside of my front door. laugh
