My downstairs neighbor is beginning to really annoy me.
History:
1. She moved in and landlord had asked me if she could borrow my futon (which was a week old!) since she didn't have a bed, yet. So I said ok...not a problem. I don't mind helping people out.
This was back in Jan. It's now Sept and she still has it.
2. I loaned her $36 to get some CD's as she was upset due to losing them and she promised to pay me back ASAP.
That was July 24th, it's now Sept. 20th.

She used to be all nice and friendly...stopping by and visiting. But lately she has taken to avoiding me. So, since I rarely see her, I decided to leave a note on her door yesterday morning on my way to work. She wasn't home but she did arrive back later that afternoon after I got home.

She saw the note obviously. I wasn't rude in it..just asked when she was going to pay me back and that I needed my futon back soon as I was expecting company.
No reply yet...now what?

This is the last time I'll be nice to someone for awhile. She's this 19 year old chick who is becoming a deadbeat. And yes, she can afford it..she recently bought a $450 keyboard. (found this out before she started dodging me).

Oh and yeah..she has had a bed for quite sometime I guess...I saw it one time while in her apt helping her fix her computer.

Now, I can write off the $36...no biggie, but I don't want to let her know that yet. But I definately want my futon back as tiger has torn the heck out of my couch and he can't do that to a futon and plus, futons aren't cheap!

My stuff for sale.
I can deal with delaying on the cash, that's no problem. She did offer me one time to pay me with a check by saying "Promise not to cash this until Monday?" - that was on a Wednesday. I responded by telling her to pay me when she had the money.

She works so she's not poor.

My stuff for sale.
Got anything in writing regarding the loan or the bed. Or can your landlord vouch for the fact that it's your futon. And do you still have the sales receipt for the futon?

Send her a certified letter (return receipt requested) demanding the return of your merch and the repayment of the money. If she doesn't comply within 30 days, take her to small claims court.

No more Mr. Nice Guy.

I have a receipt for the $36 but nothing indicates that I leant it to her. I don't have one for my futon that I can find off hand.

It's not worth small claims court...I had a friend tell me to have the landlord let me in to get it....the money I'll probably just write off as a loss, it's not all that much really.

My stuff for sale.
I had it..but she lives directly beneath me. It probably would be easier to shout

I know she's not there right now...she isn't there much anymore. When I do see her, she goes the other way. Strange.

My stuff for sale.
